WHY THE WORKSHOP SEAT IS VALUED AT RM399
Inside, Bank Yew will walk through market cycle thinking, the 4-Point BMV Deal Filter, bank valuation, rental return, cashflow pressure, and real case-study examples.
Past participant examples are not guarantees of future results. Outcomes depend on personal financial profile, loan eligibility, property selection, rental demand, market conditions, and execution.
The price gap
This is not about hype or panic buying. It is the simple arithmetic most buyers only notice after the fact, once the numbers have already moved.

After 10 years at roughly 3% a year. That is before inflation is counted, and you cannot touch the money in the meantime.
Over the same 10 years, from growth alone. It does not include the rental income collected along the way.
And your salary? It still moves around 3% a year, while prices and rent move faster. That gap does not close on its own.
WHY MARKET CYCLE MATTERS
When people hear “the property market is bad,” most of them freeze. They wait for confidence to return, prices to move, friends to agree, and the crowd to start buying again.
Prepared investors think differently. They do not buy blindly just because the market is quiet, and they do not chase blindly when the market is hot. They learn how to read the cycle and check whether the numbers make sense before committing.
The question is not “Is the market good or bad?” The better question is: “Do you know how to evaluate the deal in front of you?”

WHY MOST PEOPLE MISS IT
When everyone says wait, they wait. When everyone says buy, they rush. Neither is a strategy.
A cheap property can still be a bad deal if bank valuation, rental return, instalment, cashflow, and risk do not work.
When the opportunity becomes obvious to everyone, negotiation room can shrink and better deals may already be gone.

THE 4-POINT BMV DEAL FILTER
You will learn how to think through market timing, market value, purchase price, bank valuation, rental demand, instalment, cashflow, and risk.
This is how you move from “market looks scary” to “let me check the numbers properly.”

WHY SUB-SALE CAN BE POWERFUL
With selected sub-sale properties, investors can often inspect the real unit, compare actual rental demand, study the building condition, review surrounding supply, and negotiate based on facts.
That does not mean every sub-sale property is good. It means the right framework helps you separate an opportunity from a trap.
WHAT YOU WILL LEARN
Understand why market fear can create opportunity for people who know how to evaluate deals.
Learn what to compare before believing a property is truly below market value.
See how valuation can affect financing, structure, and whether a deal makes sense.
Understand why rental demand and instalment pressure can change everything.
Avoid buying into oversupply, weak rental demand, poor structure, or emotional decisions.
Use logic, numbers, and risk control instead of hype, fear, or agent pressure.

MEET YOUR TRAINER
Bank Yew's journey did not begin with success. Before property, he tried different paths including MLM and e-commerce, and lost around RM200,000.
Then he stopped guessing. He learned to evaluate property using structure, numbers, market value, rental return, and risk control. That shift helped him build a 7-property portfolio worth around RM3.5 million in 3 years.
